Audit prefunding file by use of checklist to ensure critical data is correct, critical documents are correct, and that required documentation necessary for products and/or investor are completed.
- Verify the accuracy of the documents. This would include the credit package and collateral documents in accordance with the investor or product guidelines.
- Review, analyze, and correct (or have to be corrected) documents within the pre-closed loan file to ensure document and system are in sync, documents are correct according to RESPA guidelines, and are in compliance with guidelines set forth by GSE investors or Wall Street firms for sale into Secondary Market.
- Make decision regarding the acceptability of the file to ensure compliance of documents for closing/funding and reduce downstream deficiencies.
- Work with the processors, closers, title companies, and borrowers to clear all deficiencies within file and documents. All deficiencies must be cleared prior to closing/funding of the loan.
- Track and report all deficiencies. Compile all deficiencies for trending.
